We have provided appraisals and valuation services for litigation matters, as well as property assessment appeals.
PROPERTY DIVISION (matrimonial / estates)
We provide an unbiased opinion of value of the property. The valuation date can be current, or a retrospective value can also be prepared if a historical valuation date is required. As always, all valuation services provided are confidential.
EMPLOYEE RELOCATIONS
When employees are transferred to a new location by their employer, the corporation may provide a guaranteed sale price. A relocation appraisal will be required, which provides a comprehensive analysis of what has transpired in the market to date, as well as taking into account the expected market conditions during the prospective marketing period of the property in order to establish an Anticipated Sales Price.
FORECLOSURES / BANKRUPTCIES
We are familiar with the foreclosure and judicial sale procedures in Alberta, and have experience providing appraisals and Affidavits of Value for both Plaintiffs and Defendants.
RESIDENTIAL APPRAISALS
VerraGroup affiliates provide valuation services on a wide range of residential property types, including individual condominium units, townhomes, single family homes, semi-detached homes, duplexes, executive homes, country residential acreages, and leasehold properties, with nearly 20 years experience in the greater Calgary area.

REVENUE CANADA
An appraisal will provide you with the support and documentation you need for calculation of a capital gains exemption. And when changing the use of a primary residence to a rental property, it is a good practice to have an appraisal completed at that time, rather than having to obtain a retrospective appraisal some time in the future.

HOME OWNERSHIP PROGRAM EXIT
Whether you are selling your condominium unit, renting it out, or are choosing to exit the homeownership program, we have experience in providing appraisals for this purpose which you can then provide to your program administrator.
APPRAISAL REVIEW
An independent and unbiased critical assessment and reasoned opinion as to the acceptability and quality of another appraiser’s work product in the context of part or all of the appraiser’s Scope of Work. Reviews can range from a basic compliance review to a full, technical review, which is undertaken in accordance with Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP) and includes a review of the reports compliance with the appropriate standard, as well as an opinion of the suitability of the market data employed and the veracity of the conclusions. Further, a technical review will assess the highest and best use analysis, appraisal methodologies in the context of the Scope of Work and has a quality control function. Technical reviews may or may not include a site view. Often technical reviews are used for quality control, settlement functions or litigation.
